Know The Signs
Not all damp is the same - and treating the wrong type can make the problem worse. Understanding the signs of different types of damp helps identify the cause and choose the right solution.
Condensation
Condensation is caused by warm, moisture-laden air coming into contact with cold surfaces.

Common signs include:
-
Water droplets on windows, mirrors or tiles
-
Black mould in corners of rooms
-
Mould around window frames and reveals
-
Damp patches that appear and disappear
-
Musty smells, especially in winter

Often worse in:
Bathrooms, kitchens, bedrooms and poorly ventilated rooms.

Important to know:
Condensation is usually linked to ventilation, heating and cold spot risk - but can be a secondary symptom of an underlying damp issue.

Rising Damp
Rising damp occurs when moisture from the ground travels up through masonry.

Common signs include:
-
Damp or staining at the bottom of walls
-
"Tide marks" up to around one metre high
-
Crumbling or salt-contaminated plaster
-
Peeling paint or wallpaper near skirting boards
-
Skirting boards becoming soft or damaged

Usually affects:
Ground floor walls in older properties.

Important to know:
True rising damp is less common than often believed and is frequently misdiagnosed.
Penetrating Damp
Penetrating damp is caused by water entering the building from the outside.

Common signs include:
-
Localised damp patches on walls
-
Damp that worsens after rainfall
-
Peeling paint or blistering plaster
-
Mould on external-facing walls
-
Internal damp matching an external defect

Often linked to:
Cracked render, defective pointing, leaking gutters, roof issues or damaged brickwork.

Cold Spot Risk
Cold spots are areas of the building that remain colder than surrounding surfaces.

Common signs include:
-
Mould repeatedly returning to the same areas
-
Damp behind furniture or wardrobes
-
Mould at wall-ceiling junctions
-
Cold, clammy wall surfaces
-
Mould appearing despite regular cleaning

Often caused by:
Poor insulation, thermal bridging, blocked airflow or unheated spaces.

Important to know:
Cleaning mould does not resolve cold spot risk - the underlying cause must be addressed.
